Clark County, which still has some of the highest foreclosure rates in the country, now also has the biggest sales increases in the entire southwestern region. As of October 2009, the Las Vegas real estate market posted 19 consecutive months where sales of existing single family homes rose on a year-over-year basis. This trend is both solid and highly encouraging.

US News & World Report recently completed a comprehensive survey entitled America's 10 Best Undervalued Places to Live. The goal of the analysis was to identify residential markets that were not only drastically discounted on a pure pricing basis, but also represented locations that offered a high quality of life and promising long-term prospects. Number one on the US News Top 10 list of America's 10 Best Undervalued Places is Las Vegas, Nevada. There is nothing surprising about this. In addition, IHS Global Insight, a highly respected market-leader in economic and financial forecasting, recently released their first-quarter 2009 residential real estate analysis, entitled House Prices in America. The study carefully examined the top 330 residential real estate markets (representing 78% of all existing housing units nationwide) to determine what home prices should be in relation to rigorous fundamental valuation models. Applied criteria include historical pricing trends, foreclosure inventory levels, population growth statistics, relative income levels between metropolitan areas, employment data and current interest rates, among many others.

IHS Global Insight concludes that Las Vegas real estate is currently 41% undervalued based on market fundamentals as expressed by their housing valuation models.
