The president and chief operating officer of NAI Global said the pace of Las Vegas’ rapid growth is still difficult for people from outside the market to understand. Jeffrey Finn, president and chief operating officer of NAI Global, said that Las Vegas continues to be an attractive market for investors because of its growth and the dynamics of its unique economy. Finn also said the area continues to be a strong commercial real estate market, and it has proven to the world that Las Vegas has a resilient and healthy economy, even when the nation as a whole isn’t doing as well. MS Las Vegas Real Estate has been making many of these same points over the past months in this blog. We believe in the future of Las Vegas and the strength of the market for Las Vegas real estate.

Not bad for two guys that were supposed to be focused on graduate studies in electrical engineering at Stanford University. MS Las Vegas Real Estate salutes Yahoo on it’s 10th birthday. The Sam’s Town 300 (NASCAR Busch Series) is Saturday March 12th. The UAW-DaimlerChrysler 400 is Sunday March 13th. The info line for this years events is 800-644-4444. This is a real city with culture and diversity and little league and half-way decent pizza! Here’s another example of the real Las Vegas. Pacific Properties has teamed up with Las Vegas Track Club to help present the second annual Red Rock 20k Classic and Relay race. The event, to be held today, features relay teams of four runners racing along a course through Red Rock Canyon National Conservation Area. Cash prizes totaling $20,000 will be awarded. The nonprofit track club, which has been sponsoring events in Southern Nevada for more than 35 years, uses proceeds from races to assist charities in the Las Vegas Valley.

A member of the Busch family will start on the pole in today’s NASCAR Nextel Cup race at California Speedway. But it won’t be reigning series champion Kurt Busch. Nineteen year-old rookie and Las Vegas native Kyle Busch captured the top spot Saturday for the Auto Club 500, breaking a 53 year series record for the youngest pole winner. MS Las Vegas Real Estate congratulates Kyle Busch of Las Vegas! Kyle won five races and six poles last year in the NASCAR Busch Series, finishing second in the standings. We are looking forward to many exciting times with Kyle at our own Las Vegas Motor Speedway!

A new report from the State of Nevada demographer’s office shows Clark County continues to drive the population explosion that’s making Nevada the fastest growing state in the nation. As of July 2004, more than 1.7 million people had become residents of Clark County, up from 1.6 million in 2003. The Clark County growth rate of 5.8% exceeds the state average of 5% for the same time period. Also noteworthy is the fact that approximately 35% of the people that arrived in Nevada came from California. This is more good news for the Greater Las Vegas real estate market. Clark County continues to drive the population explosion that’s making Nevada the fastest growing state in the nation. Greater Las Vegas is smack in the middle of Clark County. The boom in real estate has been accompanied by a boom in mortgage fraud and other real estate related schemes, the Internal Revenue Service said yesterday. The number of real estate fraud investigations initiated by the IRS doubled between fiscal 2001 and fiscal 2003. The IRS also says that the average prison term handed down by federal judges in cases that ended in conviction nearly doubled as well. One of the most common schemes to attract IRS criminal investigators is property flipping that involves false statements to lenders. Also on the rise, fraudulently created qualifications to obtain a mortgage via false credit reports or employment histories. Stars Live 365 is a brand new venture on the Las Vegas Strip that literally puts you in touch with famous people! For anyone who’s been on the Las Vegas Strip, it’s hard to miss the giant Coca-Cola bottle at the Showcase Mall in front of the MGM. Stars Live 365 has set up a booth right next to Coca-Cola that faces the strip and some of the heaviest pedestrian traffic in the world. Who sits in the booth? Famous athletes and other celebrities that charge a fee for a personal greeting, autograph, pictures and memorabilia. This week Pete Rose was on hand to greet his fans. Past participants include Steve Garvey and Kenny Stabler. Plans are in the works to include the cast from Dallas as well as the Brady Bunch. The State of Nevada officially saluted Las Vegas yesterday by passing a resolution in honor of our 100th birthday. The city’s 100th anniversary (May 15) commemorates the land auction in which the San Pedro, Los Angeles and Salt Lake Railroad sold lots for the 110-acre Las Vegas townsite. The railroad, owned by Sen. William A. Clark of Montana, had just completed a line between Los Angeles and Salt Lake City. Las Vegas is Spanish for “the meadows” and the first settlers laid down roots in the early 1800’s. MS Las Vegas Real Estate wishes Las Vegas a happy 100th!

The Greek Isles Hotel on Convention Center drive (right next to the Marriot) is yet another building in the immediate strip area that is sitting on land that’s just too valuable for the building itself. Moshe Mor, president of M&M Real Estate Development of Queens, N.Y., said Monday his investment group will pay $52 million for the Greek Isles, which Chicago-based Mark IV Realty owns. Mor said he hopes to close the transaction in April. What are the plans? To demolish the current 206-room hotel (of course) and build a 600-room luxury condo project (yes, another one) on the main portion of the site. Las Vegas High-Rise Condos….there’s no end to the projects because there is still no end to the demand. The product demands global attention and the market for High Rise Las Vegas real estate reflects this more every day. The Showcase Mall (right on the strip in front of MGM) is about to get in the game as well. San Francisco-based City Center Retail and partner Angelo Gordon & Company bought the Showcase Mall two weeks ago as well as an adjacent 3/4 acre parcel where Denny’s now sits (next to the Walgreens). Mark Stefan, a City Center Retail principal, said Monday that the new owners will add up to 80 luxury condominium units on the parcel where Denny’s restaurant now sits just a few feet north of the Showcase mall. “It’s one of the few residential projects that is right on the Strip,” Stefan said. “A lot of the other (announced condominium) towers are set back, but this is (ideal) for somebody who wants to be right in the center of things.” MS Las Vegas Real Estate is fully prepared to present the entire range of options in the market for Las Vegas High Rise Condos. While the number of new-home reservations continues to expand at Mountain’s Edge, so does infrastructure work at the 3,000-acre master-planned community in the southwestern valley. Company officials said that when the first residents move in, they will see that flood-control measures have been taken, numerous roadways have been paved, and common areas have been landscaped with mature trees and plants. Tiger Woods purchased a parcel of land at 3 Creek Ranch, a golf-club development under construction in Jackson Hole, Wyoming. Tiger turned pro in 1996 and has earned 45 million dollars on the tour alone, so I think he’s able to afford it no problem. Of course, it’s an estate-home lot and rumors peg the parcel at between three and five acres. It’s a pretty nice neighborhood (when it’s not snowing) and neighbors include Harrison Ford, George Soros and Vice President Dick Cheney. These guys are better known as card carrying members of the Wyoming 3H Club…..as in Hollywood, Hedge Funds and Haliburton (just kidding). In any event, 3 Creek Ranch will become the area’s first private golf club when it opens this summer (which is probably about 4 weeks long). Plenty of parcels left! Don’t miss out on golf community living….Wyoming style. Yes, there’s a good reason it took this long to build a course up there. If you love sports, Las Vegas is a great city to live in. We have a wide variety of sporting events that draw huge crowds season after season. Las Vegas is a top venue for PBR bull riding events throughout the year and the NFR Rodeo every December. The PGA tour stops in Las Vegas every year and golf fans from all over the valley swarm the fairways. The Las Vegas Motor Speedway has a Nextel Cup event every year, but many people don’t realize that there are race events at the track every month (Drag racing and motorcycle racing just to name two). Last but certainly not least, UNLV has a fantastic sports program and lots of loyal Las Vegas fans. UNLV basketball and football are just the beginning of what’s on offer from the university. I probably left out a number of other great sporting events. Locals, jump in and help me out! Owning a Las Vegas home and living a “Las Vegas lifestyle” can be anything you want it to be. If you love to attend live sporting events, real estate in Las Vegas is something you really should consider.

The City Council of North Las Vegas has unanimously approved the creation of an Economic Development Department to recruit and retain high-profile businesses and promote business growth in redevelopment areas. The population of North Las Vegas is growing at a rapid rate, and city officials want to make sure that the economy in their portion of the Las Vegas valley is able to keep pace. Sharon Powers, president and chief executive of the North Las Vegas Chamber of Commerce, called the formation of the new department “a positive.” The impetus behind the new decision was the need to make economic development the responsibility of a single department within the city structure.
