The Exciting Expansion of The District at Green Valley Ranch

Wednesday, November 29th, 2006

Literally called “The Expansion”, the growth of The District at Green Valley Ranch provides local residents with even more good reasons to shop, dine and relax at one the premier “urban lifestyle” communities in the valley. Located just across the street (east side of Green Valley Parkway) and accessible by The District Trolley, The Expansion provides exceptional retail choices and some great places to eat! It’s very hard to tell which is more crowded for lunch and dinner, the Cheesecake Factory or Whole Foods Market. Burning off those calories is no problem if you like high-quality shopping! New “Expansion” retail choices include Las Vegas Golf, Coach, Desert Daisy and T-Bird Jewelers. You’ll also find some exciting new boutiques stocked with fashions that you just can’t get at the mall. Make a point of checking-out locally owned Pink and Chelsea Boutique. There’s also two stores that tempt curiosity just by their names, The Sting and Bling Bling! The newly expanded District is a great place to spend time for anyone that calls Las Vegas home. But perhaps the greatest benefits of this outstanding neighborhood accrue to residents of The District at Green Valley Ranch real estate. That’s right, situated above the street-level retail and restaurants are some of the best “loft-style” Las Vegas luxury condos that you’ll find anywhere in Southern Nevada!

One Queensridge Place Luxury Hi-Rise Condos

Sunday, November 26th, 2006

One Queensridge Place can aptly be described as providing full-scale Las Vegas luxury homes that rise vertically in the air as opposed to horizontally on the ground. Generally considered to be the most striking addition yet to the Queensridge real estate community, luxury Las Vegas condos at One Queensridge Place occupy 20 acres at the corner of Rampart Boulevard and Alta Drive adjacent to the entrance of Badlands Golf Club. Prospective buyers of One Queensridge Place real estate can choose from over 40 floor plans in sizes ranging from just over 2,000 square feet to a truly expansive 16,000. Every unit has an enclosed garage and a private terrace. The architectural theme is based on Paris and Florence as the 19th century became the 20th. The European inspired craftsmanship is to die for and the stonework is simply exquisite. Phase One of One Queensridge Place luxury condos is comprised of 217 units and two 18-story buildings. Exterior work on these first two structures is well along the path to completion. Even at a starting price of $1.8 million, over 80% of Phase One is already sold! Interested? Don’t wait too long!

The Stardust Hotel: 1958 – 2006

Saturday, November 25th, 2006

The glamorous Stardust Hotel is now a relic of Las Vegas history. Coming in it’s place, quite possibly the most elaborate piece of Las Vegas real estate on the world-famous Strip to date, the $4 billion Echelon Resort. Considering the fact that Bellagio cost just over $2 billion, this should really be something. The Echelon Resort will be comprised of two hotel towers with a total of 3,300 rooms. Guests will be roaming across 140,000 square feet of casino floor and choosing between 25 restaurants. When the Stardust first opened in 1958, rooms were $6 a night! Something tells me that Echelon will cost just a bit more.

Recently home to yet another version of Wayne Newton’s endless run on the Strip, the Stardust is actually the place where Siegfried and Roy got their start! It was also made famous by those “in the know” in the 1995 movie “Casino”. Robert De Niro’s character in the film (Ace Rothstein) actually ran the Stardust (during the 1970’s) in real life (Frank Rosenthal). I think he managed the joint on behalf of a charity or trust fund or something like that…lol! Mr. Rosenthal is still with us today (amazingly), but can no longer call Las Vegas home, or even land at the airport for that matter. He really is banned by the Nevada Gaming Commission from even setting foot in Las Vegas. I think he lives in Florida now, or at least that’s what they say on TV.

Las Vegas recently saw the introduction of another Echelon property, although this one is not quite as elaborate. I’m referring to Echelon at Centennial Hills Condos. I was frankly amazed that Boyd Gaming didn’t have a complete legal-lock on the Echelon name and that this beautiful new Las Vegas condo community could share the same labeling. Oh well, I guess you never know.

Hauntingly Beautuful Music and The Majesty of Horses Combine with a Visual Masterpiece: Cavalia Performs in Las Vegas

Tuesday, November 21st, 2006

One of the great things about making the decision to call Las Vegas home is the continuous opportunity to enjoy world-class live events of all kinds. The Michelle Sterling Team at Prudential Americana would like to tell you about just such an opportunity that is available now through December 9th. Cavalia is performing at the Rio Hotel in the most beautiful and elaborate “big top” performance tent (110 feet high) you’ve ever seen in your life. What is Cavalia? It’s nothing less than the most visually stunning equestrian based live show that you’ll ever see in your life. This is NOT a traditional circus performance in any way, shape or form. Normand Latourelle is the artistic director and a pioneering founder of Cirque du Soleil (starting to get the picture?). The show is comprised of 49 magnificent horses and 35 amazing artists of all kinds (acrobats, riders, dancers, aerialists and more!). The mystical theme of the performance is the deep and almost spiritual bond between humans and horses throughout history. Larry King of CNN fame called it “the greatest show I’ve ever seen.”

When people call MS Las Vegas Real Estate and ask us what it’s really like to live in Las Vegas, we just couldn’t have an easier time answering the question. This is a truly amazing city that is well on it’s way to becoming the next major American metropolis. We just can’t emphasize that fact enough. With 325 sunny days a year and no state income tax, isn’t it time you started looking seriously at Las Vegas homes for sale? We’re ready when you are.

Commerce Department Reports Housing Starts at Six Year Low: Great News for Buyers of Las Vegas Homes!

Saturday, November 18th, 2006

The Commerce Department reported today that home builders started construction on new houses at a seasonally adjusted, annualized rate of 1.486 million in October, down 14.6% from September and the slowest pace since July 2000. Also, data for September and August were revised downward. Construction of new homes slid to a six-year low in October, a sharper-than-expected drop that prompted some forecasters to revise downward their estimates of nationwide economic growth. How are these nationwide trends playing themselves out in the market for Las Vegas real estate? With 7,885 new residents a month, 5.5 percent job growth and strong tourism numbers, the Las Vegas economy is humming along nicely despite the residential downturn. Our tourism index is up 5.8 percent from a year ago and the passenger count at McCarran International Airport topped 4 million in August, the third time in the last 12 months that we’ve hit that stratospheric level. Here’s the strongest indicator of all that the market for Las Vegas Nevada real estate is well secured for the long run, a further $30 billion of development is slated for the Las Vegas Strip over the next 10 years! Project CityCenter alone accounts for $7 billion of that total. Turning back to the matter of Las Vegas homes for sale, builders are doing what they must to cope with any temporary downturn, namely slashing prices and giving away upgrades! This is a great time to put The Michelle Sterling Team at Prudential Americana to work for you! We’ll bring our knowledge and experience to bear in negotiating a smoking deal for your new Las Vegas home. Builder incentives are popping up all across the Las Vegas valley that can save you thousands! Now is a great time to become a part owner of the next great American metropolis!

Sun City Las Vegas Real Estate: Could This be a New Hotbed for the Las Vegas Singles Scene?

Monday, November 13th, 2006

There’s really no arguing the point, when it comes to first rate active adult communities, Del Webb Sun City is the industry leader. We are incredibly fortunate to have a total of four Sun City homes communities in Southern Nevada. You will find both Sun City Anthem real estate and Sun City MacDonald Ranch homes in Henderson, Nevada just 25 minutes from the Las Vegas Strip! Up in North Las Vegas, residents are enjoying one of the best new golf courses in the valley as part of the Sun City Aliante real estate community. Last but not least, Sun City Summerlin homes represent the very first Del Webb Sun City development in Las Vegas. This outstanding Summerlin community remains the standard by which the other three are judged. Ok fine you say, but what does the singles scene have to do with any of this? There’s only one way to get to the top in your industry, and a combination of hard work and good information about customer satisfaction is the way Del Webb does it! For example, Del Webb has studied the Baby Boomers relentlessly, focusing on their evolving Las Vegas home buying needs and desires. The company’s studies have shown that nearly half of today’s households involve non-married inhabitants! Another recent Del Webb study shows a significant surge in single female home buyers in its age-qualified communities. Wow! This could make for some interesting conversation at the clubhouse or the putting green. If your goal is to be around younger, more active seniors, then you owe it to yourself to check out a Sun City real estate community here in Greater Las Vegas. If your goal is to be in an environment where you can meet interesting and energetic single people, then you had better get moving. These guys and gals aren’t just sitting around waiting! The action on the tennis courts and fairways is fast paced and exciting. Who knew?

Las Vegas Economic Conditions: It's the Same Boring Story, Things are Great!

Thursday, November 9th, 2006

Just in case you were wondering (highly doubtful), consumer spending accounts for 75-80% of U.S. economic growth. The number is really that big. Consequently, 75-80% of economic growth in your city or town is also based on consumer spending. Las Vegas is no different, believe me. We’re probably the king of consumer spending! Who doesn’t like to spend money in Las Vegas? With that in mind, consider some of the latest economic statistics for Southern Nevada. Sales tax figures released last week show statewide taxable sales jumped 6.2 percent in August compared with August 2005. Clark County (that’s us!) led the way with an increase of 6.5 percent for the same period. For first two months of the fiscal year, Clark County is 7.1 percent ahead of last year. Not such a big deal you say? Well consider this fact; The statewide increase this August is a bigger accomplishment than it seems, because taxable sales for August 2005 were up 12.7 percent over August 2004. Even if we had just kept pace with last years number, that still would have been very solid! These sales tax figures prove that consumer spending in Southern Nevada (Clark County) continues to get progressively stronger. Have you recently read anything about the residential “housing bubble” that is so dangerously inflated in the market for Las Vegas homes? With the strongest economic growth in the nation and 6,000 people a month still moving to the valley, we’re really not worried. Las Vegas real estate is a solid investment. Just ask MGM Mirage! Project City Center is a $7 billion bet on the future of the market for Las Vegas luxury real estate and Las Vegas hi rise condos. Forget the doomsayers and become a part owner of the next great American metropolis. Believe me, it’s Las Vegas, Nevada.

Las Vegas Fishing Report: No We're Not Kidding!

Wednesday, November 8th, 2006

At MS Las Vegas Real Estate we just want to remind you that life in Greater Las Vegas extends well beyond the endless poker tournaments on ESPN. For example, check out the latest Southern Nevada fishing report (courtesy of the Las Vegas Review Journal). Now I just need someone who’s willing to bait my hook! Seriously though, outdoor recreational opportunities in the Las Vegas Valley are numerous to say the least. In fact, we just recently assisted a client with the purchase of a Las Vegas home because Red Rock Canyon has the second highest cliff climbing rating in the entire country. He can’t wait to get started! Who knew? Ok, back to the bait bucket and current conditions at hot fishing spots in Southern Nevada.

LAKE MEAD — Despite good weather last week, the lake was quiet and little action was seen in the Overton Arm area, according to Nevada Department of Wildlife creel census clerk Walt DeMattos. A few boaters out of Echo Bay reported catching striped bass in the 1- to 2-pound range.

In the Boulder Basin, fishing continues to be good for smaller stripers in the 1- to 2-pound range near the Special Events beach and the Hemenway fishing dock for anglers using shad and anchovies.

• ECHO CANYON RESERVOIR — Water temperatures continue to drop as nighttime temperatures fall below freezing. Fishing for planted rainbow trout is good using most baits or lures, such as PowerBait, worms and small spinners.

• EAGLE VALLEY RESERVOIR — Fishing has been excellent this week. Most anglers are doing well for rainbow trout using a variety of baits and lures. Fishing should remain good to excellent throughout the fall and winter months until the lake begins to freeze.

• KIRCH WILDLIFE MANAGEMENT AREA — Water and air temperatures continue to cool off in the management area. The cooler water temperatures have knocked the weed beds down, leaving a lot more open water. Anglers have been doing well for rainbow trout using PowerBait, worms, spinning lures and flies.

Come on, admit it, you never thought in your life to wonder about the fishing conditions in Las Vegas, Nevada! More and more often, people make the choice to purchase Las Vegas real estate with no intention of ever walking into the Sports Book at Caesars Palace. Your lifestyle in Las Vegas can be whatever you want it to be! Ok, we’ll admit it, life as a meteorologist might get pretty boring. It’s sunny and clear about 325 days a year!
