Rhodes Ranch Las Vegas Golf

One of my favorite golf courses to play in all of Las Vegas is Rhodes Ranch Las Vegas. I should admit that a big part of the reason is the wide fairways and forgiving nature of the course, which tends to fit my rather shaky golf game better than a desert target layout. This is not to say that Rhodes Ranch lacks in challenging holes and anyone who plays there can tell you that the Par 3 number 3 hole is nothing to laugh at. However, I do find it to be one of the most relaxing and enjoyable courses to play in Southern Nevada. The mountain scenery is stunning and the water holes are very aesthetically pleasing, even if they blow a hole through my score card often times. The course is about to reopen after the annual overseed (September 16th) and play will be cart path only for the first few weeks. This naturally means that I will be receiving the added benefit of plenty of walk-related exercise as my ball is seldom in the middle of the fairway!

If you have never viewed homes in Rhodes Ranch or played the golf course, make it a point to do so. I think you will find it to be time well spent.

Further Gains in Las Vegas Tourism

In addition to securing the number one destination choice for travelers over the Labor Day weekend (for the third year in a row), Las Vegas has shown additional signs of improvement in the tourist industry over the summer. The Las Vegas Convention and Visitors Authority reported yesterday that our July visitor numbers clocked the largest year-over-year increase since December of 2005. More than any other single source, the increase appears to be largely attributable to a summer surge of “drive in” visitors from next door California. The fortunes of  the Las Vegas Strip have always been closely tied to the willingness of Californians to jump in their cars and zip across the Mojave Desert for some neon inspired entertainment, so this should come as no big surprise. It is not at all unusual for Vegas visitors to give us a call while in town to spend a few hours looking at Las Vegas foreclosure homes and Las Vegas short sales during their vacation. As a result, we get an opportunity to collect anecdotal evidence about how people are feeling about their future economic fortunes. Our client conversations bear out what we read in the financial press, namely that people are more cautious and tend to spend less even when they take a vacation. Bearing that in mind, it seems clear that higher visitor numbers are an important first step in the economic revitalization of the Las Vegas Strip, but that real recovery will depend on a stronger economy and improved consumer confidence nationwide.

Las Vegas for Labor Day Weekend

Las Vegas offers such a great selection of things to do, people to see and places to go that it is no surprise that so many want to join in on the fun.  According to Orbitz.com Las Vegas is the top travel destination in the country for Labor Day weekend.  It is the third consecutive year that Las Vegas has been the number one tourist destination for the Labor Day Holiday.

Las Vegas also came in at the number one spot for AAA bookings coming from Southern Californians. Vegas.com says that Las Vegas bookings are up ten percent over 2009. Both airfare and room rates are higher than they were last year, so to see an increase is encouraging. Room rates are up five percent over last year, but down 23 percent from 2008.  The increase is especially good news in light of the fact that we have 7,500 more rooms than we did last year at this time. The projections are that there will be more people here but they will spend a little less than in previous years. But given the state of the economy, to be able to fill the rooms is still a win for Las Vegas.

The Uplifting Las Vegas Story of Fire Station Six

We hear lots of not so good news in Las Vegas these days. We hear about a lot of Government waste these days. But today, we get some good news on both fronts!  Good news for the citizens and students of Las Vegas and yes, brace yourself, good news about creative, responsible use of public funds and facilities. The Michelle Sterling Las Vegas real estate team is proud to tell this uplifting story of effective collaboration for the public good on our blog.

A new firehouse opened in Las Vegas this week. It is the first of it’s kind in the country. Seems the city couldn’t find affordable land, and the College of Southern Nevada didn’t have enough classrooms for it’s students wanting to study fire sciences. Spearheaded by Las Vegas City Councilwoman Lois Tarkanian, the City and the College entered into a joint effort to house fireman and educate students in the same facility.  The land the firehouse sits on was donated to The City of Las Vegas by the College of Southern Nevada.

Station 6, located on the West Charleston Campus of CSN has three classrooms for CSN fire science students, an exercise room for firefighters, as well as a kitchen and sleeping areas for the firemen.  A glass wall gives students a front row view of the station’s equipment room, as well as a real life glimpse into the day-to-day life of firefighters. Taking it one step further, Bart Mangino, Principal of nearby Bonanza High school worked hard to create a career technical academy for his high school students. Those students will be able to earn college credits through the program. 

And to top it all off: the building came in under budget and includes solar panels to save money on energy. In a time of abundant negativity and mud-slinging, it truly is uplifting to see our community leaders collaborating on solutions that benefit the public, provide education and save money!  Wow !!  It is a good news day for Las Vegas without question. 

Let’s hope none of us ever need the services of Station 6 at our Las Vegas homes. But if we do, isn’t it comforting to know they are there.

Las Vegas, Nevada – Coolest City in America

Even though New York has at least a 200-year head start on Las Vegas, according to Forbes Magazine , Las Vegas and New York tie for America’s “Coolest City”.

When you know what Las Vegas has to offer, is it any wonder? How many places can you go and enjoy some of the best rock climbing in the world at Red Rock National Conservation Area , a choice of PGA quality golf courses or boating on Lake Mead during the day, followed by the gestational delights of four and five star restaurants and then onto a Broadway production or a fantastic night club later in the evening? That’s long before you take in any of the off the strip attractions like the Nevada Ballet Theatre, The Las Vegas Philharmonic, The Las Vegas Symphony Orchestra, UNLV basketball, Area 51′s baseball or a show at The Las Vegas Academy. Where else can you go and see white tigers, dolphins in the desert, a pyramid, a volcano, Italian fountains dancing to music, pirates, the New York skyline, and a castle all in less than 2 miles? Add great weather, no state income tax and an International Airport to the mix and not only is Las Vegas a “cool” place to visit, but an amazing place to live. The 2010 Summerlin Arts Festival

If you are familiar with Summerlin you know what a great time the Summerlin Art Festival is. Las Vegas Short Sales

Michelle Sterling Las Vegas Real Estate Team member Yvette Tavitian and I recently attended an incredibly informative short sale forum. The mastermind panel was comprised of representatives from the banking and real estate industry and they provided a great question and answer forum to over 125 agents, bringing us up-to-date on the latest changes in our Las Vegas short sale market. The bright spot was several agents relaying their experiences of obtaining approval of their short sale transactions in record time. One of the panel members stated that he was able to close a short sale transaction from start to finish in just 17 days! Certainly not the norm, but it does appear that the banks are serious about expediting short sales. Many banks have gone to automated, streamlined systems to facilitate the process for all involved. The rules are changing daily, but many of them do seem to be resulting in shorter approval times. Rest assured that we here at MS Las Vegas Real Estate are attending all the educational forums we can in order to stay current on ever-changing market conditions.

In Remembrance of Kenny C. Guinn

The citizens of Nevada lost one of our most dedicated public servants, statesmen and beloved treasures last week. On Thursday, July 22, 2010 former Nevada Governor Kenny C. Guinn passed away at his Las Vegas home while attending to repairs on his own roof. His loss leaves a gaping hole in our state and in our hearts.

His long list of contributions have benefited the citizens of Nevada immeasurably. His brilliant financial aptitude, his natural leadership ability, his fervent, unrelenting passion for education, his genuine compassion for his fellow man and his courage to choose people over politics made him the most effective and productive Governor Nevada has ever had.

Hailing from the very humble beginnings of a share cropper’s family in central California, Guinn always made education his number one priority. He and wife Dema met as children, dated as teenagers, and recently celebrated their 54th wedding anniversary.

Governor Guinn was an intelligent, compassionate man and a fearless leader. He rose to the top of every arena he chose to enter, starting with the one he remained most passionate about, education. After serving in a low end administrative position with the Clark County School District for only 5 years, at the age of 32, Guinn was appointed as Superintendent of the Clark County School District; a post he held from 1969 – 1978. His dedication to the education of Nevada students remained a constant throughout his life and his career. He entered the banking business in 1978 and climbed to the top with two different institutions. In 1993 he became Chairman and CEO of Southwest Gas corporation.

In 1994 he was named interim President of UNLV. He insisted on being paid $1 for his year of service and that his $165,000 salary be credited to scholarship funds. During his one year as interim President he balanced the University’s budget, despite inheriting a $10 million deficit.

Not your typical politician, when Guinn ran for Governor in 1998 he had never previously sought or held public office. He won by a landslide.

He was deeply concerned and troubled by our current economy, the number of foreclosures, the unemployment rate, and the well-being of Nevada’s people. He still regularly met with elected officials and citizens to offer his counsel.

As Governor, he showed time and time again that he wasn’t there to further his own political career, he was there to serve the people of Nevada. I heard former Governor Bob Miller say that Guinn once said, ” I don’t have a “D” on my hat, I don’t have a “R” on my hat; I have a “P” on my hat. “P” for people.

Guinn loved people, he loved regular people. And they loved him. He loved getting out and talking to people. Since his passing there have been thousands of stories of everyday Nevadans whose lives he touched. They all speak of his kindness. Whether it was meeting in an airport, a grocery store, the board room or corner pub, wherever he went, he connected – with kindness and concern. He connected to the common man by being a common man. He connected to leaders, by being a leader. He connected to teachers, by being a teacher. And with all, he connected with compassion. He had a true heart of compassion for the plight of the common man. One account I read recently said that sometimes, after his body guards would drop him off at the Governors mansion in the evening, he would sneak down to the corner pub so he could hang out with the regular folk.

His most significant legacy is The Millennium Scholarship, which thus far has afforded over 60,000 Nevada students the ability to attend college. There is no denying that the ripple effect of 60,000 more college graduates in Nevada is hugely significant to the both human and financial well being of our States future. The scholarship has been renamed in his honor. When elected Guinn said, “Education is not on my agenda, education is my agenda”.

There is not room here to list all of things Governor Guinn accomplished in his lifetime that contributed massively to the betterment of Nevada and it’s citizens. He will be remembered as a man who was an exemplary leader, brilliant with budgetary issues and was genuinely kind, caring and compassionate. One of his greatest talents was being able to bring opposing sides to a consensus. Not everyone agreed with him, but everyone respected him.

The Michelle Sterling Las Vegas Real Estate Team extends our sincerest condolences to his wife and family. At a time when Nevada and our nation is in desperate need of real leaders willing to trade politics for progress, Kenny Guinn is going to be sorely missed.

Go Green & Fight Air Pollution in Las Vegas

Clark County’s Department of Air Quality & Environmental Management has a fantastic program in place for those that care about the quality of our environment in Southern Nevada and are willing to do something about it. Now in its third year, the Lawn Mower exchange program gives Las Vegas real estate yard aficionados the opportunity to swap their gas powered lawn mowers for a clean-air electric mower that emits zero pollution. The program operates on a first come first serve basis so don’t hesitate if you would like to jump on board this year. In case you’re wondering how many Las Vegas home owners actually make this effort, we are happy to report that over 2,800 gas lawn mowers have been turned in since 2008. Can you believe it? This program is so eco-friendly that your old gas powered mower is even recycled for scrap metal when it’s destroyed! Las Vegas, Nevada is focusing more and more on green technologies and practices in both the public and private sector, and we are a cleaner and healthier community for it !!
