Modern Masters: The Guggenheim Hermitage Museum at The Venetian Resort in Las Vegas

Friday, August 10th, 2007

There’s no denying it, it’s still a bit of a stretch for some people to identify Las Vegas, Nevada with world-class culture and the Arts. But the fact is, Las Vegas is a city in transformation and our cultural offerings continue to increase in both quantity and quality. An excellent example is the debut of the Modern Masters Collection from the prestigious Guggenheim collection that has just opened for viewing at the Venetian Hotel and Resort. On display until April 27th of next year, The Guggenheim Hermitage Museum (yes, it’s in Las Vegas) is featuring 37 masterpieces from the Solomon R. Guggenheim Museum in New York City that represent significant milestones in modern painting. The show is divided into four thematic sections - portraiture, landscape, still life and genre. Featured artists include Monet, Van Gogh, Cezanne, Chagall, Kandinsky and of course Pablo Picasso. At MS Las Vegas Real Estate, one of our most important jobs is to educate our clients about the revolutionary changes in what is already the most dynamic city in the world. It’s a pleasure to work and live in such an exciting metropolitan environment. Come see for yourself!

Promoting DUI Awareness and Saving Lives: Designated Drivers, Inc. of Las Vegas

Monday, July 30th, 2007

Designated Drivers, Inc. of Las Vegas provides an invaluable service to the Southern Nevada community. Available 24 hours a day, 7 days a week, on 30 minutes notice, Designated Drivers saves countless lives every year by helping people to avoid the perils of driving while intoxicated. Designated Drivers, Inc. will not only take you home when you’ve had too much to drink, but they also transport your car safely back home as well. How do they accomplish this life saving task? A team of two is dispatched to your location within 30 minutes of your call. One person drives you home in YOUR car while the other team member follows behind in THEIR car. Once your car is safely parked in your driveway (while you rode home in your passenger seat), the team continues on as your driver jumps into the “follow car” and runs to the next call. As smart as it is to take a taxi when you’ve had too much to drink, Designated Drivers is even better because you get home safely WITH YOUR CAR. The cost is an incredibly reasonable $50 for any trip within in a 10-mile radius. Compare this to a DUI, which runs upwards of $10,000 in fines and legal fees, to say nothing of injuring yourself or someone else….or worse. Designated Drivers, Inc. also offers Corporate Retainers and Special Events packages for those companies and drinking establishments who wish to create awareness, reduce liability and ensure their employees and/or guests are driven home safely in their own vehicles. For immediate service or to book your next event, call Designated Drivers today at: (702) 456-RIDE (7433). The Michelle Sterling Las Vegas Real Estate Team is a proud volunteer supporter and highly recommends the use of their services.

Lorraine Bracco of “The Sopranos” Debuts New Wines at Planet Hollywood Las Vegas

Sunday, July 29th, 2007

Let’s face it, you would have to be “sleeping with the fishes” not to know that Lorraine Bracco was the second biggest star in the ground-breaking HBO television series The Sopranos. With a solid background in gangster dramas (Goodfellas), Bracco captivated viewers season after season with her phenomenal performance as Dr. Jennifer Melfi. Now Lorraine hopes to entice and captivate in a completely different realm of interpersonal endeavor. A sumptuous “Italian style” invitation-only dinner party was recently thrown at Planet Hollywood Las Vegas to highlight the uncorking of the newest vintages of Bracco Wines. That’s right, Lorraine Bracco is in the wine business! I think they call it synergy or some such thing. In any event, it was a great party, with a full spread of Italian food and deserts to compliment the wines. The local distributor for Bracco Wines just happens to be Southern Wine and Spirits of Nevada, true masters of special events and public relations, so the success of the evening was assured. At MS Las Vegas Real Estate, we keep reminding our clients that this is the number one city in the world for business as well as pleasure. Corporate functions of every type and variety gravitate to Las Vegas for one simple reason…..this is the best place in the world to grab attention and put on a show!

“The price of resale homes fell sharply in May, but a Las Vegas-based analyst said the price drops are needed to reduce the glut of homes on the market.

Dennis Smith of Las Vegas-based HomeBuilders Research reported that the median price of resale homes in May dropped $7,000 from April or 2.5 percent to $278,000.

That’s $11,000 lower than the price in May 2006, Smith reported.”

Chanel J12 Las Vegas Style: Serious Wrist Candy

Sunday, April 29th, 2007

There can be no question that Las Vegas luxury real estate has risen to world-class status right along with the golfing, dining, nightlife and shopping to be found in our fabulous city. Hey, did someone say shopping? Ask yourself this question…..what good does it do to have a sumptuous Las Vegas luxury home if you can’t supplement it with the appropriate trimmings? The MS Las Vegas Real Estate Blog has taken on the tremendous responsibility of keeping readers up-to-date on the latest in luxury goods to accompany your palatial estate in the hottest city in the galaxy. Past blog posts have highlighted the latest in diamond encrusted satellite cell phones, the local Lamborghini dealership and luxury suites at The Palms, just to name a few. Now it’s time to feature the latest in luxury wrist candy, the new limited edition Chanel J12 Casino timepiece. How limited is this edition of the coveted Chanel J12 watch collection? The only Chanel stores in the world to provide access to the one dozen J12 Casino’s in the world……are the two Chanel stores in Bellagio and Wynn Las Vegas. That’s right, there are only 12 of these incredible J12’s available for purchase. If you have to ask, believe me you can’t afford it ($56,000). Absolutely stunning craftsmanship and design by Chanel has created a J12 evocative of a distinctly French 37-slot roulette wheel. The bezel consists of 18 rubies, 18 black ceramic stones and one emerald, all in baguette, as if you had to ask. Designed exclusively for the Las Vegas Chanel locations, it should come as no surprise that Las Vegas is one of the strongest local markets in the universe for the entire Chanel J12 line. Measuring out at 41-millimeters, the J12 Casino makes a statement that is impossible to ignore, just like the city itself. Ready to make your statement in Las Vegas? The Michelle Sterling Team at Prudential Americana is ready to roll right with you. We’re major players…..and you?

McCarran International Airport: A Leader in Technology and Customer Satisfaction

Sunday, April 15th, 2007

The Southern Nevada economy has consistently ranked as one of the top growth engines in the entire country for the better part of a decade. One of the most important components of the Las Vegas success story is McCarran International Airport. Would you believe that an airport in the middle of the Nevada desert is ranked fifth busiest in the United States and tenth busiest in the entire world? The MS Las Vegas Real Estate Blog has been repeating the same thing for over two years now and it gets more obviously true every day. Las Vegas, Nevada is THE next major American metropolis and there’s just no doubt about it. Read on and learn more about our technologically advanced airport, one of the finest and most efficient in the world, and tell us if you’re not convinced about our future metropolitan status.

McCarran International was the first airport nationwide to tap into CUTE technology. Common Use Terminal Equipment (CUTE) is one of those advanced McCarran features that you’re literally not supposed to notice. What does CUTE do? Every ticketing counter and every gate station in the entire airport can be used by any airline in the McCarran mix. The flexibility provided by such a system means that everything from last minute gate changes to sudden airline bankruptcy filings can be responded to quickly and efficiently. Resources can be redeployed to newly open desks and terminals “on a dime” simply because all terminal equipment is Common Use. McCarran International Airport is also first in the nation to adopt RFID tags instead of barcodes for luggage. Radio Frequency Identification (RFID) tags are 99% accurate, which can be highly appreciated by anyone that has ever lost a highly important piece of luggage while traveling. Because the technology is so advanced and so reliable, the TSA has approved three non-airport luggage drop-off locations in the Strip corridor to facilitate tourist travel more conveniently. This is quite an accomplishment in a post 9/11 world. McCarran International has also begun construction on the fourth wing of the ever expanding D concourse, a project that will add nine additional gates. Even more significant is the development of the new stand-alone Terminal 3, slated for completion in 2011. Self sufficient operationally, Terminal 3 will have 14 gates and it’s own arrival, departure and ticketing functions independent of the main terminal.

What results have been achieved by all this hard work, new construction and technological development? McCarran International Airport was recently rated highest in overall passenger satisfaction for the large airport category by J.D. Power and Associates. How impressive is that? The tremendous ability of McCarran International to “keep pace” with the growth and development of Greater Las Vegas is but one of many reasons that we feel so confident about the future of the Las Vegas real estate market. The Michelle Sterling Team at Prudential Americana Group Realtors is at your service should you decide to purchase a Las Vegas home and become a participating member of the next great American city!

The Streamline Tower Vegas Grand Prix Broker Event!

Friday, April 6th, 2007

Over 300 Las Vegas real estate agents and brokers were recently whisked to the 16th floor of the newly unveiled ($365 million) Building B at World Market Center for a gala event featuring Streamline Tower luxury condos. Mark Stark, CEO of Prudential Americana Group Realtors, kicked off the evening with a fantastic presentation that captured the tremendous potential inherent in the 14-billion dollar Downtown Redevelopment Plan. Las Vegas is nothing less than THE next major American metropolis. A key component of this stunning urbanization process is the revolutionary transformation of our downtown corridor. As Mark pointed out to the assembled guests, the revitalization of Downtown Las Vegas seeks to fulfill a vision very much “on par” with the Gaslamp Quarter in San Diego or Miami’s South Beach district. It’s never wise to bet against Las Vegas……and you can be sure that this town will provide the perfect mixture of brains, guts, cash and audacity to make the “Downtown Dream” a reality. In fact, it’s already happening, which brings us back to Streamline Tower.

Imagine yourself securing the residential status provided by the premier Las Vegas high rise condo development in the downtown entertainment district. Streamline Tower residents will soon indulge in 21 stories and 275 units of luxury high-rise living at the intersection of Fremont Street and Las Vegas Boulevard, the very heart of downtown! Imagine finding yourself just steps away from classic casino action, a wide variety of casual and gourmet dining venues, hip watering holes and red-hot nightclubs. Streamline Tower places you in the middle of the action that IS the downtown experience. Need to escape the intensity of it all? Chill-out on the rooftop pool-deck and savor expansive views of the surrounding mountains by day and the shimmering Vegas lights at night.

Already very much part of the downtown culture, Streamline Tower is the exclusive high-rise sponsor (and WiFi provider) for the inaugural Vegas Grand Prix. The 2007 Vegas Grand Prix (April 6-8) is a three day downtown non-stop party dedicated to the sport of racing. Scheduled special events include extreme sports and stunt demonstrations, a charity gala starring Jay Leno, a celebrity poker tournament and the feature event, the 2007 season-opener of the Champ Car World Series.

Pretty exciting stuff in what is arguably the most exciting city in the world.

The Continued Expansion of World Market Center

Tuesday, April 3rd, 2007

Greater Las Vegas is the fastest growing upscale residential market in the country. Las Vegas luxury homes of every style and variety have exploded across the desert landscape over the past decade. There is no better recognition of the power, potential and depth of the Las Vegas luxury real estate market than the development of World Market Center. The contract furnishings and interior design industries have found a new home right in the epicenter of the next major American metropolis. It’s no accident that Las Vegas, Nevada was chosen as the site for 12 million square feet of state-of-the-art exhibition space. World Market Center will reach completion in 2012 and be comprised of eight monumental structures spread across a 57-acre campus. How much progress has been made thus far? Weighing-in at $345 million, Building B has just been completed and features 16 floors of cutting-edge showrooms (300 total). As you may have guessed, Building B is the second fully completed structure and construction on Building C is already well underway! Take note of another important factor in this story……economic diversification. You won’t find a single slot machine anywhere in World Market Center. Las Vegas is quite simply the next MAJOR American metropolis. Want a piece of the action? MS Las Vegas Real Estate is standing-by with a team of real estate professionals fully prepared to present every residential facet of the most dynamic city in the world.

Summerlin Hospital: $100 Million Expansion

Friday, March 30th, 2007

The Summerlin homes community is nationally recognized as one of the most beautiful and functional residential master-plans you could possibly choose to live in. The wealth of amenities and services to be found within Summerlin itself create a quality of life that many find incomparable. A very important component of the Summerlin residential experience is the Summerlin Hospital. Approaching its tenth anniversary, this outstanding medical facility has grown from a 147-bed community hospital into a full-scale 281-bed medical center that offers comprehensive services ranging from pediatric intensive care to open heart surgery. Ever in touch with the needs of Summerlin and Southern Nevada, Summerlin Hospital is about to embark on a $100 million expansion that will include a third patient tower in addition to a larger, more spacious Emergency Room. The new tower will stand six stories high and provide 170 additional beds. Expanded emergency room facilities will mean that patients receive care in the timeliest possible manner. Another positive development associated with the expansion process is job creation! It’s estimated that the additional capacity will generate employment opportunities for over 100 medical professionals and support staff. The Michelle Sterling Team at Prudential Americana enjoys an extensive level of experience in the Summerlin real estate community. Our services are at your disposal.

Hard Rock Hotel and Casino Expansion - A Very Cool One Billion in Upgrades!

Monday, March 26th, 2007

The size of the Hard Rock Hotel and Casino in Las Vegas is about to double! Morgans Hotel Group and DLJ Merchant Banking, the new owners of the Rock, are doubling-down Las Vegas style! The expansion plans include 950 more rooms and a 15-story luxury tower that’s all suites baby. Ya gotta remember, this is the Hard Rock Resort, in Las Vegas, a place where luxury suites get worked to the max….and we’re not talking about the way they’re decorated! Morgans HG owns the Delano in South Beach as well, and they know what it means to take it all the way. Oh, hey, we almost forgot, the casino is going to get 35,000 square feet bigger and for some unknown reason, they are adding 60,000 feet of meeting and convention space too. Who could make it to a meeting in a place like the Hard Rock? It’s simply beyond my comprehension. Speaking of things totally beyond, we almost forgot to tell you that the hottest, sexiest, most explicit pool in the galaxy is getting bigger and more sumptuous (read voluptuous) in all the right ways. When will all this be finished? Plans currently call for the expansion to be fully operational in late 2009. The hippest, hottest piece of resort-style Las Vegas real estate is about to push the envelope even further! Good thing there’s no shortage of unbelievably hot women available to maintain the Hard Rock Las Vegas reputation. No worries there!

The 2007 Southern Nevada Housing Day

Thursday, March 15th, 2007

Prudential Americana Group Branch Manager Kathryn Bovard attended the single largest gathering of the Greater Las Vegas real estate industry on February 21st and provides this report on market conditions and market realities.

This years Southern Nevada Housing Day (sponsored by the Southern Nevada Home Builders Association) “told it like it is” by providing insightful information to the nearly 1,300 attendees about the market for new Las Vegas homes. We’ve all heard about the “housing bubble” that the media has been hyping relentlessly over the last 12 months. I can’t tell you how refreshing it was to hear the positive facts about the true and realistic market picture for Southern Nevada. It’s worth noting that we shouldn’t be overly optimistic about the small decrease in (year to year) median resale pricing to $280,000. All indications are that this “flattening out” of the Las Vegas real estate market reflects a trend that will continue until well into the third quarter of 2007. However, it’s worth considering the one true thing about land…..they’re not making any more of it in our valley! Based on the current rate of building permits, the only economically viable option in 5 to 6 years will be to go vertical residentially. These last few months have shown strong mid/high rise closings, although this is based on sales figures stretching back over the last 24 months. Panorama Towers Condos leads the pack with 242 closings in January, but this is by no means reflective of our current overall sales activity. Nevada Governor Jim Gibbons (one of the distinguished keynote speakers) addressed some of the current issues and challenges facing the Las Vegas housing market. Among the topics highlighted by the Governor; the pressing issue of affordable housing, future water supplies and resources and the possibility of acquiring more BLM land for residential and commercial development.

Las Vegas Strip…The Next Boom…113,000+ New Jobs

Monday, February 26th, 2007

Can you stand it? Doom and gloom, doom and gloom! You can’t turn on the TV or pick up a magazine without getting hit with another “sky is falling” residential real estate story. MS Las Vegas Real Estate would like to talk for a minute about the future of the job market in Las Vegas and the pace of development on the Las Vegas Strip. Between now and 2012, the Las Vegas Strip is adding 45,000 new hotel rooms spread across four new billion-dollar mega resorts. According to analysis performed by Deutsche Bank Securities, the Las Vegas casino/resort industry will add approximately 113,500 new jobs to the local economy during this next phase of Strip development. The four projects we are referring to are the Palazzo, the Encore, Project CityCenter and Echelon Place. Here’s the most amazing part of the story! At current growth rates, the population of Southern Nevada will fall short of these massive hiring requirements. How short? The projected shortfall is 25,000 of the 113,000+ jobs coming on line over the next five years. What’s the plan? Same as it’s always been….build it and they will come. It’s a sure bet that people looking to improve their economic future will flock to Las Vegas from “less economically stellar” parts of the country. It’s also a sure bet that a new Las Vegas home will be part of the picture for many of our new arrivals. Don’t imagine for a minute that these are 113,000 low paying jobs. Nothing could be further from the truth!

The Second Annual Tennis Channel Open in Las Vegas!

The tournament has always attracted top players such as John McEnroe (1986 winner) and Andre Agassi, who has won the tournament four times. Total prize money at stake is $500,000 and tournament organizers are expecting upwards of 70,000 fans over the eight day period. Pitching in with the effort will be 400 local volunteers dedicated to making the Tennis Channel Open a success again this year. NBA All-Star Game Another Huge Success for Las Vegas!

Saturday, February 24th, 2007

We did it! The NBA All-Star Game was a huge success! Las Vegas showcased this fantastic sporting event with a style and flair that no other city could possibly match. It should go without saying that it was a sellout crowd of 15,694 in the Thomas & Mack Arena. The Western Conference cruised to an easy win (153-132) thanks in large part to the MVP performance of Kobe Bryant. But the game itself was only part of the show. Christina Aguilera performed at halftime, Danny Gans sang the national anthem and Wayne Newton sang “Viva Las Vegas” during the player introductions. The entire show was broadcast in 210 countries, which took no less than 10 satellite television trucks (five times more than usual). What did the NBA big-shots think of it all? “We couldn’t imagine a better reception, and we thank you for it,” NBA Commissioner David Stern said after the game.

MS Las Vegas Real Estate can tell you for sure that it was our pleasure to be host-city for such a prestigious sporting event. How much pleasure? The All-Star extravaganza brought in an estimated $26 million in revenue over the weekend. It took over 6,000 hotel rooms (spread out between seven hotels) just to handle the cast and crew of All-Star weekend. More than 25,000 tourists descended on Las Vegas specifically for All-Star weekend. Food and drink sales at Thomas & Mack Arena hit a new record ($160,000), shattering the previous record of $135,000 set during National Finals Rodeo. Pretty amazing stuff from the most amazing city on the planet!

The First Tee of Southern Nevada and The Danny Gans Junior Golf Academy!

Tuesday, February 6th, 2007

For anyone that has spent time vacationing on the Las Vegas Strip over the past decade, Danny Gans is a familiar name. Danny began his Las Vegas Headliner career at The Stratosphere almost 10 years ago. Virtually overnight fame and well-deserved fortune carried him on to The Rio Hotel and then The Mirage, his current home. An accomplished athlete, Danny nonetheless played his very first round of golf at age forty-two. Despite a tough first day on the course, it was love at first sight! Mr. Gans now shoots between 75 and 80 and is hooked for life! As generous as he is talented, Danny Gans paired-up with The First Tee Program of Southern Nevada in 2001 and developed the Danny Gans Junior Golf Academy. The mission of the Academy is to give Southern Nevada kids an opportunity to experience the thrill of golf, while also instilling the fundamental “life lessons” that good golf requires. Launched in 2002 at The Callaway Golf Center with just a handful of students, The Danny Gans Junior Golf Academy has rapidly expanded to six local courses while graduating over 2,000 students (age 6 to 17) to date! Here’s the part you just won’t believe, the entire program is underwritten by Danny Gans and all instruction is free! MS Las Vegas Real Estate salutes Danny Gans and The Danny Gans Junior Golf Academy. He’s a pillar of our community and a fantastic example for all of us!

Looking for Tickets for the NBA All-Star Game in Las Vegas? Have You Got $10,000?!?

Thursday, February 1st, 2007

I know what you’re thinking, this time the MS Las Vegas Real Estate Blog has gone completely off the deep-end! Who in the world would pay $10,000 to watch a basketball game? Never underestimate the sheer power of Las Vegas to bring out the “cash money” side of life. The 2007 NBA All-Star Game in Las Vegas is quite possibly the most sought-after ticket in the history of sports…or anything else for that matter! Nosebleed seats are going for $3,000 and the best seats are fetching more than $10,000. VIP high-rollers from all over the world are flying-in for the game and VIP Casino Hosts are scrambling to make sure they have a ticket! Many of the players already have opulent Las Vegas luxury homes to hang-out in over All-Star weekend. In fact, Shaq used to own a Turnberry Place luxury condo if we’re not mistaken. He bought one of the penthouse units a few years back. Something tells me that he’ll have plenty of house-guests for the big game!

Mel Brooks’ Musical Comedy “The Producers” Debuts in Las Vegas at the Paris Hotel!

Sunday, January 28th, 2007

Just a few more days until the curtain goes up on one of the most popular musical comedies in the history of live theater!! The Producers is about to open at Paris Las Vegas….and we don’t mean for a weekend or two. This is a long-term run and the only venue west of the Mississippi where you can see the show performed live on stage! Winner of 12 Tony Awards, the Las Vegas production of The Producers will feature David Hasselhoff in the role of the outrageously flamboyant Roger DeBris! What’s the story line? It’s all about a scam gone bad! The idea is to make a run with the money. How appropriate is that for Vegas! MS Las Vegas Real Estate isn’t going to tell you the rest. We don’t want to spoil your fun! Tickets range from $75 to $145 and it’s more than worth it. The Producers has to be the funniest show in the long history of Broadway. Go see for yourself! Hmmm….we’re wondering if David Hasselhoff has already bought a Las Vegas home? Maybe we could interest him in some luxury Lake Las Vegas real estate….somewhere in Celine Dion’s neighborhood!
