When you have made a firm decision and we have done a Comparative Market Analysis, we will prepare the “Offer to Purchase Agreement”. Then we will go over it with you and answer any questions you may have. We will also prepare a cost sheet based on the price you are offering.
This “Offer to Purchase Agreement” also referred to as the “O & A” is the document that sets forth the price as well as the terms and conditions of the offer you are making to the seller.
Some of the items that are dealt with in this document are:
- The closing date.
- The date of possession.
- The down payment and financing terms.
- Time limits for contingencies as well as for seller’s response.
- Seller’s responsibilities, such as clear title, etc.
- Home Inspection Contingencies
- Included items of personal property, such as window covering, appliances, furniture.
- The appraisal. Who pays? Is contract contingent upon appraisal? If not, how will we deal with it?
- The amount of earnest money to be deposited.
- Pest inspections.
- Provisions for Final walk-thru.
