Preparation is a key factor in the purchase of a new home and there is no aspect of the process more important than obtaining the financing. Most people need to obtain a mortgage in order to finance their new home. The smartest thing you can do is shop for the loan first and then the house. Being fully approved by a lender prior to finding the perfect home will go a long way to help you realize your dreams.

We work with a group of qualified and professional lenders and at your request we will assist you in choosing the lender who is right for you.

Mortgage lending is a complex process. To keep it in perspective imagine someone wanting to borrow hundreds of thousands of dollars from you. What questions would you ask? Your lender will ask you lots of questions and request a lot of documentation to confirm your answers. You can help facilitate the process by having all of your documentation available.

Here are just some of the items to prepare for your lender:

  • Social Security numbers for each borrower on the loan.
  • W-2’s, and/or 1099 forms for the last two years.
  • Tax returns and any additional tax schedules for the last two years.
  • Pay stubs for the last 30 days.
  • Names, addresses and phone numbers for employers of each borrower for the past 2 years.
  • Proof of any additional income such as: child support or alimony (paid or received)retirement, disability, pension, or social security income, income from rental properties, investments etc.
  • Bank and brokerage account statements for last three years. (Checking, Savings, Investment).
  • Last two months statements for all of your credit card accounts.
  • Total monthly payments and balances.
  • Coupon book for any outstanding home, auto, school or other loans.
  • IRA/Keogh/401k statements for past three months

Other documents that you should be prepared to provide when they apply include:

  • IRA/Keogh/401k statements for past three months
  • Recent profit-and-loss statements
  • Documentation of any trusts, and/or holdings in trust.
  • Court documents resulting from divorce, child support, alimony, or separation.
  • Bankruptcy filings and documentation.
  • Documentation of life insurance policies and statement of value.
  • Relocation agreement if you are being transferred.
  • Transcript or diploma (if you have been a student in the past two years).
  • Copy of sales contract, escrow number and earnest money deposit on the home you currently own.
